Here’s what a pocket listing is and why you may want to consider doing one.
What is a pocket listing? Lately, I’ve had many sellers asking me about them. Pocket listings are regular listings for sale except that the home doesn’t go onto the MLS. People may want to sell their houses as pocket listings for four main reasons.
One may be because they’re moving for their job and want a more discreet way to sell. Another reason is that it’s a rental property with a tenant living in it, and the landlord wants to ensure the tenant has privacy and isn’t disrupted too much. Here in Austin, we run across a third reason all the time: The seller is famous and wants to be discreet and have privacy. The fourth reason is that sometimes with high-end homes, the owner wants to conduct a private sale; Texas is a non-disclosure state, which means you don’t have to disclose what your sales price is, so for tax purposes, it might be beneficial to keep that expensive property off the MLS.
